Portland Homebuying Tips: How Saying No Could Lead to Your Dream Home

Some homebuying stories are smooth sailing…and others? They’re more like a three-part mini-series. Megan’s journey to homeownership was definitely the latter, complete with a happy ending and a whole lot of heart.

Like many first-time homebuyers in Portland, Megan started her home search full of excitement. But when you’re buying your first home, sometimes the road has a few detours. We went into escrow not once, not twice, but THREE times before she finally found the one. Here’s how it all played out:

House #1: Looked great on paper, but a major foundation issue was lurking underneath and the sellers weren’t on board with using a reputable company to fix it. As her real estate agent, I advised Megan to do what smart buyers do and say, “Thanks, but no thanks.”

House #2: Full of potential—and also full of problems. New roof needed? Yep. Electrical and plumbing issues? Check. A deck begging to be replaced? Oh yeah. The seller wasn’t able to help with any of it, so we moved on. When you’re buying your first home, knowing when to walk away is just as important as knowing when to move forward.

House #3: Cue the confetti! Great location, smart floor plan, tons of recent repairs, and that feel-good energy when you just know it’s right. This one had it all and we snagged it! Plus, I was able to help Megan get it for under list price and negotiated a few seller-paid closing costs, too! Sometimes the perfect home shows up right when you’re ready for it.

Now Megan is officially a Portland homeowner, and her patience totally paid off. She stayed positive, trusted the process, and never settled for less than she deserved. For first-time homebuyers, that’s the biggest win of all. Well, that and a new yard for Megan’s dog, Biscuit, to roam around in!

The moral of this story is that sometimes it takes a couple of false starts to get to your real estate fairy tale. But when you hold out for the right home, it’s always worth it in the end.
