The buying process.

Our team is dedicated to making your home buying experience great and although occasional surprises arise, there should never be surprises when working with us. We’ve got you. Here’s what you can expect when working with us.


1. Learn and gather.

We begin with an intake process to ensure we understand your needs, and how we can best be of service to you. We’ll talk about your life goals, house goals, and break down all of the information until we reach a starting place.

2. Search and tour.

We’ll begin by scouring our databases and our networks to identify properties that fit your criteria and work with you to coordinate schedules so we can make visits either together, or on your behalf if necessary.

3. Offers and negotiations.

When you’re ready to make an offer, we will walk you through the entire process, work with you to come up with an offer that makes sense, and work with the seller’s agent in order to complete the negotiation process to start escrow.

4. Review and finalize.

After the inspection and escrow period, we will make sure that all necessary paperwork is complete, the earnest money is collected, and documents are signed in order to get you the keys to your new home.

The search and tour phase of buying a home can be incredibly quick or nice and slow, depending on the buyer and their needs. We do our best to help get each and every one of our buyers into the home of their dreams, in the timeframe they need.

Should I get pre-approved for a loan before making an offer?

Our team highly recommends getting pre-approved for a loan before stepping into a house on the market. This ensures that when you find the home that you want to make an offer on, even in a fast-paced market, you’re able to be as competitive as possible.

How do inspections work and when can I move in?

A standard inspection period is 5-10 business days. During this time we’ll have one of our top-notch inspectors visit the home and then we’ll prepare for negotiations if needed. The standard timeframe from getting an offer accepted to moving in is 30 days.
